Water Damage Restoration in the Bronx: Big Prewar Buildings, Riverdale Co-ops and the Shore
Water damage restoration in the Bronx depends on the building. In the big prewar apartment houses along the Grand Concourse, a leak travels down through the apartments below. In a Riverdale co-op, the proprietary lease and the board decide who handles what. On the waterfront blocks of the Southeast Bronx, the water can come from Long Island Sound itself. The method doesn't change between them: cut off the water, map where it went, and dry it before mold starts.

Big prewar buildings: risers, roofs and the units below
The Grand Concourse is famous for its Art Deco apartment houses, many of them built after the IND subway opened in 1933, according to the city's Landmarks Preservation Commission. On nearby Walton Avenue, many six-story apartment buildings went up in the late 1920s. Buildings of that size and age tend to fail in three places:
- The risers. Kitchens and bathrooms stack up the building on shared supply and drain lines, so a failure on the fifth floor can show up on the second.
- The roof. Top-floor apartments take the leaks from a worn roof or a clogged drain, and the water can follow pipes and walls downward.
- The basement. Boilers, meters and electrical rooms often sit below grade, which is where flash floods and sewer backups go first.
Because HPD's heat season runs from October 1 through May 31, radiators and steam lines come back into use every fall, which is often when their leaks show up. Big buildings flood at scale, too: the city counted about 230 public housing buildings affected by Ida, with 12 developments across the Bronx, Brooklyn and Queens badly hit.
In a rental, start with the landlord, managing agent or super. The 311 guidance on building leaks tells tenants to try them first; if the problem isn't fixed, a 311 complaint sends it on to HPD. If anyone is in danger, call 911. If the water is coming from the unit above, read our guide to water leaking from the apartment upstairs.
Riverdale co-ops: the lease, the board and the leak
In a co-op, who handles a leak is written down before it happens. Writing for Habitat magazine in 2021, a co-op attorney said a leaking radiator is the shareholder's responsibility "99.9% of the time," usually under Paragraph 18 of the proprietary lease, while an overflowing toilet or sink is the responsibility of the neighbor who overflowed it. The same piece says the super or a porter will shut water off faster than any board member can.
When leaks repeat, the question gets harder. In a 2009 Q&A in Cooperator, a Bronx shareholder asked whether the board could be held responsible for leaks that kept coming back. Their answer: the co-op's obligation to keep a unit habitable is non-waivable and applies even if a neighbor upstairs did the damage, though a cut in maintenance is only on the table once the co-op has been notified. They advised notifying your insurer every time and keeping a log. That answer is from 2009 and is not legal advice for your building; read your own lease and ask a lawyer if it comes to that.
The shore and the sewers: how the Bronx floods
The Southeast Bronx faces open water. During Superstorm Sandy on October 29, 2012, National Weather Service storm reports recorded the first row of houses in Edgewater Park flooding from surge over the waterfront, and a boat pushed into a home in Throgs Neck. The NYU Furman Center found that Sandy's surge flooded land along the Harlem and East Rivers and Long Island Sound, among other waters.
Seawater changes the cleanup. The IICRC's S500 standard lists flooding from seawater, and sewage, among its examples of grossly contaminated Category 3 water. The EPA says to hold off on fans until you have confirmed the water is clean or sanitary.
Inland, the threat is rain. The Bronx had 18.7% of the buildings Ida damaged in 2021, and the city's Ida recovery plan says more than three inches of rain fell in one hour in the western Bronx. DEP reported in 2024 that older combined sewers, not built to its current design standard, are mostly in the Bronx, Brooklyn and Queens. When they back up, the water usually rises into basements through floor drains. Report every sewer backup to 311, and see our page on sewage cleanup in NYC for what that job involves.
How GlobePro Restoration handles water damage in the Bronx
GlobePro Restoration starts by finding every place the water got in, then dries all of it out. Repairs begin only after everything is dry, and we work with your insurer throughout to keep things as smooth as possible.
Fast drying is the point. Mold usually won't take hold if wet or damp items are dried within 24 to 48 hours, according to the EPA, which also notes that a wet vacuum alone won't dry a carpet. For a ceiling leak in a walk-up, a flooded boiler room or a basement on the shore, call for 24/7 water damage restoration in the Bronx.
If you own a house near the water, check what your policy says about flooding before the next storm. New York's Department of Financial Services says flood damage is not covered by standard homeowners or unit policies and needs a separate policy through the National Flood Insurance Program.

Frequently asked questions
Who should I contact first about a leak in a Bronx rental?
The landlord, managing agent or super, who can usually reach the valves. If the leak isn't fixed, file with 311, which routes apartment leaks to HPD; if anyone is in danger, call 911. The drying itself is our job: (929) 969-2534.
Does homeowners insurance cover storm surge flooding?
Not a standard policy. DFS says flood damage needs a separate policy through the National Flood Insurance Program. Ask your insurer what yours covers.
Can I run fans after a basement floods?
Wait until you know the water is clean or sanitary, which is the EPA's rule for fans. Sewage and seawater are both S500 examples of Category 3 water, so they don't qualify.
What does water damage restoration cost in the Bronx?
It depends on the job, so GlobePro Restoration quotes each one separately. Describe what got wet when you call, and we'll go from there.
