What counts as water damage

Water damage is any water in a building that is not supposed to be there. In New York City, the usual sources are:

  • Burst, frozen or leaking supply pipes
  • Overflowing tubs, sinks and toilets, and failed washing machine or dishwasher hoses
  • A leaking roof, window or exterior wall during heavy rain
  • Flash flooding and storm water coming in through doors, windows and basements
  • Sewer backups through floor drains and basement fixtures
  • Water from sprinklers and fire hoses after a fire

Water keeps working its way into walls, floors and ceilings until it is stopped and the area is dried, which is why the first call matters.

What to do while you wait for help

Call us first, then do what you safely can:

  • Shut off the water at the fixture or the main valve if you can reach it safely.
  • Stay out of any room where water is near outlets, fixtures or the electrical panel.
  • Move small items, rugs and electronics off wet floors.
  • Take photos or video of the damage before you clean up.
  • If you rent, tell your landlord, managing agent or super. Then tell your insurance company.

Why the source of the water matters

Where the water came from decides how it is cleaned up. The industry's S500 standard sorts water into three categories:

  • Category 1: water from a clean source, such as a broken supply line.
  • Category 2: significantly contaminated water, such as discharge from a washing machine or dishwasher.
  • Category 3: grossly contaminated water. The standard gives sewage, waste-line backflow and rising river or sea water as examples.

For Category 2 and Category 3 water, the standard calls for cleanup before drying. The EPA also says not to use fans until you have determined that the water is clean or sanitary.

How water damage restoration works

  1. You call or send a request. Tell us what happened and where the water is.
  2. We find every place the water got in, including behind walls and under floors.
  3. We dry out all the affected areas, sealing off the work area with plastic sheeting and setting up drying fans where the job needs it.
  4. Once everything is dry, the repairs begin.

Houses, apartments and commercial buildings

GlobePro Restoration helps with water damage in houses, apartments and condos, commercial buildings, and medical facilities and schools. Tell us the property type when you call or send a request, so the right help comes out.

What affects how long it takes

Every job is different. The time depends on how much water there was, what it soaked into, how long it sat, and whether the water was clean. Plaster, drywall, subfloors, hardwood, carpet, insulation and cabinets all hold water differently, and some can be dried in place while others cannot.

Water damage and insurance

GlobePro Restoration works with your insurance company. Your insurer decides what your policy covers, so tell it about the loss early. New York's Department of Financial Services advises you to photograph the damage before you clean up, and to hold off on permanent repairs until the insurer has inspected.
